Sealcoating is the process of applying a protective layer to asphalt surfaces to shield them from the elements, such as water, UV rays, and chemicals. It helps maintain the appearance of the pavement, prevents cracking and deterioration, and extends its lifespan by creating a durable, weather-resistant barrier. Sealcoating is commonly used on driveways, parking lots, and roads to protect and preserve the underlying asphalt.
A new coat of sealant can protect a paved surface for up to three years, depending on the condition of the pavement at the time of application. Essentially, sealcoating lasts longer when applied to newly paved surfaces.
Sealcoating is most effective when applied at surface and air temperatures of 50°F or higher for at least 24 hours. The best time to sealcoat paved surfaces is during the late spring, summer, and early autumn months.
